Oakville’s 16 Tower Project: A Story of Rising Heights & Ambitions

The Greater Toronto Area (GTA) is no stranger to soaring skyscrapers, but the latest redevelopment project in Oakville features one of the tallest proposed buildings in Toronto. A master community proposed by The Rose Corporation near the Oakville GO Station will feature 16 sky-high towers, ranging from 30 to 48 storeys. These towers are expected to add an estimated 7,000 residential units. The 21-storey Rain Condominiums, presently Oakville tallest building, rises up to 73 metres.

Just a little under 95 metres, the smallest tower of Rose Developments’ proposed community will still be taller than Oakville tallest building. Vision and Potential Come Together

The Rose Corporation’s new 16-tower project will be situated at 420 South Service Road East. The site, located east of Trafalgar Road, was bought by the developer in mid-2024 for $45 million. The tallest tower of the project rises up to 148.5 metres, while the smallest towers stand just a little less than 95 metres.

The proposed project, designed by Graziani + Corazza Architects, will span 11.08 acres. The community will be segmented into four blocks, including three residential blocks and a fourth 1.8 hectares of public space. Two of the project’s three residential blocks will also feature private-owned public spaces. A new road network will serve all four blocks of this future building in Toronto.

Besides creating history by shattering Oakville’s skyline records, Rose Developments’ new project also carries it through a heritage office building. The 1948-built, dilapidated, low-rise General Electric Lamp Plant Office building remains on the site where The Rose Corporation plans to carry out the proposed construction. According to Heritage consultants ERA Architects’ report, it remains uncertain whether the office building will stay in its original location, be moved to a new spot or be included in the base of one of the proposed towers.

The gigantic ambition of this upcoming project comes to life because of the potential of its location. Being located near a provincially mandated Major Transit Station Area, the Oakville GO Station provides the necessary infrastructure to support such a high-density development. Strong urban infrastructure supports the project’s high number of buildings and residents.

Proximity to the QEW connects the project to strong public transportation. The existing plans also hint at adding over 4,700 vehicles to the local roads when fully developed. The project is also planned to feature a four-level underground parking, along with a separate bike parking area with 7,000 dedicated spaces.

Rose Developments’ proposed 16-tower community is one of the tallest proposed buildings in Toronto. From residential blocks to a heritage office building, dedicated green space, to expansive parking, it has everything. While still in the early planning stages, the project will undoubtedly be a defining chapter in Oakville’s urban expansion. Yet, it is only a part of the larger story. With projects as high as 63 storeys in the pipeline, Oakville remains a key centre for high-powered new construction in Ontario.
