The Township of Brock checks whether the property owner meets the property standards in Brock. Whenever it receives a complaint, its By-law Enforcement officer investigates the complaint with the help of the below-mentioned procedure:

  • The By-law Enforcement officer investigates the property to check for any violations.Β 
  • The officer then gets in touch with the owner of the property.
  • He/she then issues an order to comply with the bylaw.
  • A timeline specifies the time by which the person has to comply.

If one doesn’t adhere to the voluntary order, the Township of Brock will issue an Order to Remedy Violation of Standards of Maintenance and Occupancy. They’ll also set a timeline for when the person has to comply. If the person fails to meet the criteria outlined in the order, the authorities might start the actions to complete the required repairs. All the costs would be applied to the property tax rolls for that property. Thus, it is advised to meet the criteria set by the Township of Brock to avoid property taxation.

  • Uphold the order
  • Rescind the order
  • Modify the length of time the owner has to adhere to the order

Important Note: It is important to note that the maximum fine for non-compliance with a property standards order is $25,000 for an individual and $50,000 for a corporation.

  • Every heating, plumbing, mechanical device, and elevating system has to be well-maintained and functional in a good operational order.
  • The residential properties must adhere to minimum standards like room dimensions, potable water, ceiling heights, ventilation, and a decent hot water supply.
  • Every exterior area of the property must be clear of garbage and inoperative vehicles.
  • The property should not have weeds and pests and should have well-maintained lawns.
